It was a warm sunny day in Salt Lake City, Utah, and Cheryl Ong was holding an Open House at a mobile home for a client.  It was a great price and a very well kept home, but it was a bit smaller.  In walked a family of 5, believing all they could afford was a modest mobile home.  After chatting with the couple, it was apparent to Cheryl the family needed more space for their 3 rambunctious boys.  The family spoke with a lender and found out they qualified for a much larger home with a yard.

This couple was similar to so many in the valley.  English wasn’t their first language and they came to America with the hopes and dream of someday owning their own home!

They began working with Cheryl through the VIP Buyer Program to find a home, in the Salt Lake City area, within their budget. Together, they found a great home in area.  Everything seemed to be going smoothly as Cheryl guided them thorough getting their offer accepted and then inspections and the appraisal, they were so excited about their dream coming true and looking forward to the day of signing the final paperwork that would make this house their home.

Everything came to a complete stop a few weeks before closing. There had been some miscommunication, a language barrier between the buyer and the lender and somehow they had gotten all the way to closing when suddenly it was determined they did not qualify for the loan.

News like this is nothing short of devastating. Dreams were smashed and our clients began to think they were destined to be eternal renters – or so it seemed.

Cheryl comforted them, assuring them not all was lost.  For the next couple of years (yes, years) they worked together. Cheryl never gave up on them and they never gave up on their dream. It was amazing to watch them work for their goal and seeing their progress.  They would not give up on their dream of Home ownership. Finally, after much work and determination, they were qualified again.

It was still a tough road ahead.  The real estate market had changed, prices were higher and inventory in Salt Lake area was at an all-time low.  Multiple offers were common, and they still had limited income.  Nonetheless, we found the perfect home that actually is bigger and better than the one they had lost 2 years ago.

They were nervous, but we presented a strong offer to the seller with an amazing letter about them and their family and how much they love the home – their offer won over multiple offers!

The next few weeks were a flurry of inspections and appraisals, and documentation – it was tricky, but Shauna Judd with Citiwide Home Loans found a way to be able to finish the loan! Our clients were so excited as they received the keys to their new home this month – The dream of Home Ownership in America has finally come true for another Wells Realty Group client with Cheryl Ong leading the charge.
